EXPLANATION of PAAMUL
There are approx. 200 Palapas in Paamul. The community was established 30 plus years ago with Canadians and Americans travelling down for 6 months with their RV's and renting a spot to connect to electricity, water etc.
Over the years, 90% of the spots have become permanent or semi permanent constructed Palapa homes. More than 50% of the RVs have been removed and palapa homes valued at up to $500,000USD are built.
Anybody that buys here (German, French, American, Brits, Scots, Italians, Argentinians, Belgians, Canadians etc.) purchases the actual palapa, which includes not only the Palapa, a concreted bedroom/bath, permanently stationed RV, all furnishings and more.
Then you pay a monthly lot rental (land lease/maintenance) that includes Unlimited electricity, unlimited water, 24 hr security, landscape maintenance, road maintenance, use of pool, property taxes, beach use and chairs etc.
This you can pay monthly or annually, or 3 years in advance etc. The further in advance you pay the lot rental the greater the discount. e.g. annually it is only $7,850USD, including all of the above.
The maintenance/landlease for this property has been pre paid till December 1, 2016 and the property insurance has been paid through August 5, 2016 both of which are included in the sale price.
You can sell, resell, improve, demolish, construct etc. (in this palapa you could build a second floor, make a 3rd bedroom or leave it the way it is currently as storage.)
