Playa del Carmen is divided in 2 areas: the area above the highway, the so called Ejido, with different residential areas and shopping malls, and the area below the highway, the center of Playa del Carmen with the famous 5th Avenue full of shops, restaurants, bars and charming small hotels.

5th Avenue, from the ferry dock (located between Playacar Phase 1 and downtown) until its end (located at Coco Beach), is more than 2,5 km - 1,5 miles long. The distance from the highway to the beach is around 1 to 1,5 km or 1/2 mile. Playa del Carmen is a safe and nice city for everyone who likes to walk, everything is close by: beaches, supermarkets, restaurants and there is always something new to discover.

At the south end of Playa del Carmen (to Tulum) you will find Playacar Phase 2 and Playacar Phase 1. Playacar Phase 1 was created in 1979 and is today a popular spot for renting Villas with Beach access for groups or family gatherings. This area has a surface of 225,000 square meter or 22,5 hectares and has 1400 meter beach. There are also some Mayan ruins in Playacar Phase 1. Later, Playacar Phase 2 was added with a 18 hole golf course, clubhouse, all inclusive hotels and residental lots to build homes. Playacar Phase 2 has a surface of almost 3,2 square kilometer or 320 hectares and is today not only a popular spot to live, it is also worldwide known as a popular vacation spot.

The far northend of Playa del Carmen is still in development (north of Zazil Ha). On 46th street is the end of 5th Avenue and you will find Coco Beach with some new Condominium Developments right on the beach or very close to the beach.

After this area starts the undeveloped area of Playa del Carmen with the neighborhoods of Colosio and Nicte-Ha (Nicte-Ha is not on the map). Nicte-Ha is the official end of town, but you will still find some residential areas after this neighborhood, like Selvamar and Xalacoco (not on the map)..

Playacar Phase 2 with golf course

Playacar Phase 2 is located at the south end of Playa del Carmen and is connected with the city through the 10th Avenue. It is a big area, around 320 hectares. In Playacar Phase 2 you will find several All Inclusive Hotels along the beach, one of the most challenging Golf Courses in the southeast of Mexico, beautiful private homes, Condominium Buildings, Vacation Villas, a school, walkways, bicycle paths and much more.
